Enjoy Spacious RV Campsites on Grassy Terrain

Our 43 acres of 264 RV sites include 45 spacious RV sites of 42’ wide x 65’ deep and 177 park model sites. Full hook-ups for waste, water, cable TV and Wi-Fi are provided. Each site offers the option of 20, 30 or 50amp electric. Enjoy picnic tables, grills and a dump station at each site — all with beautiful, natural landscaping nestled in a grove of lush shade trees. Please note, tents are not permitted on the resort grounds.  Campsites are for RV’s only.

Our 2026 seasonal fee for the Park Model Seasonal Section is $9,375.00 plus a 9% ME Lodging Tax.

This is billed every winter and paid in installments before you arrive in the Spring.

This includes water, sewer, cable, trash and all your guests. You pay your own electricity and propane according to usage.

The Town of Wells considers you a seasonal resident and there is a Town tax (usually between $400-$500/per year) and that will allow you to purchase a beach sticker for the Wells Beaches.  If you do decide to purchase either a new or used park model, you will need to fill out a tenant application before the sale can be completed.

  • Each Extra Child Ages 6-17: $5.00/day
  • Each Extra Adult (18+): $10.00/day
  • Each Extra Vehicle: $5.00/day
  • Visitors: $10/day
  • Children under 6 are free!
  • All rates and fees are subject to Maine 9% lodging tax.
Deposit & Site Requests
  • A payment of 50% of reservation fee is required at time of booking. Balance is due at check-in.
  • Payment in full is required for Holiday Weekends.
  • Although we try to accommodate site number requests, we cannot guarantee a site number for every reservation.
Refund / Cancellation Policy
  • 2 week notice for a full refund on stays under 7 days. One month notice for stays over 7 days.
  • No refunds are given for holiday reservations, early departures, dampened spirits or soggy pillows.
  • No shows forfeit full deposit. All refunds are subject to a $20.00 service charge.
